Important Information For Real Estate Agents and Brokerages ONLY
Offering additional services that keep you in touch with your clients is important to your business. Here is how our service can compliment your existing offering:
1. You and your client both receive automated messages of important lease milestones once your client subscribes to our Lease Management Service. This allows you to connect with your client regularly during the lease term.
2. Your marketing and branding is different than the other agents who only show up once every time the lease is about to expire, because you can offer a service that guides your client during the entire term of the lease, provided your client maintains their subscription.
3. You offer your client the gift of a reduced rate to our subscription service because they have done business with you. And you can offer this reduced rate as an incentive to do business with you.
4. You can save time, and earn more. Focus on the transaction and let us take care of the rest.
There Are Two Parts to Every Lease Negotiation
Every Lease Negotiation is in two parts: The basic business terms contained in the Letter of Intent (LOI), and the negotiation of the lease contract itself. You only get paid for the negotiation of the basic business terms, anything more than that you are doing for free.
Leases are more complex than ever before and can number as many as 120+ pages. To expertly negotiate the business terms of a lease requires vast amounts of experience and exposure to many, many leases.
Our service bridges the gap between the LOI and the legal review.
We use our experience in negotiation and administering to thousands of leases for tenants in retail, office and warehouse properties, and our proprietary system to get a better lease for your client.
“I’m honestly surprised the landlord made as many concessions as they did. We’re MILES ahead of where I’d be without your assistance (I know that for a fact, because my good friend is also currently negotiating a lease and he is getting a terrible deal!).”
J Rancher, Owner,Trapped
“Greenstead was able to get me a much better lease with over 200 changes to the landlord’s standard lease. These were changes I didn’t even know I could request. I know that over the life of this new lease I will not only save money but the risks in the lease the landlord wanted me to take on have been reduced.
If you are attempting to negotiate a lease, renegotiating a lease or an extension or have a lease related problem you owe it to yourself to contact Greenstead Consulting Group first.”
